How it works

Your gain is the sale price minus the purchase price, buying and selling costs, and any costs of improving the property. Each individual owner has an annual CGT exempt amount, currently £3,000, deducted before tax applies. The remaining taxable gain is charged at 18% within your basic rate band and 24% above it, based on your other income for the year. UK residential property sales must be reported and any CGT paid to HMRC within 60 days of completion. This is a common flashpoint for landlords and property investors, who we help meet the deadline without last-minute panic.

What if this was my main home?

Private Residence Relief usually removes some or all of the gain on your main home from CGT. This calculator assumes the property was not your main residence throughout ownership.

How does joint ownership work here?

This tool assumes an equal 50/50 split, halving the gain and applying the exempt amount separately for each of two owners, which is the most common structure but not the only one.

What counts as an improvement cost?

Capital improvements that add value, like an extension, generally qualify. Routine repairs and maintenance do not.

What happens if I miss the 60-day deadline?

HMRC can charge penalties and interest for late reporting or late payment, on top of the CGT itself, so it's worth reporting promptly even if you're still finalising figures, something our landlord clients lean on us for.
